Student Rental Advice

Is anyone familiar renting condos or SFH out to students? I am interested in the ASU, GCU, and NAU areas (ignore if you're not from Arizona).I understand it's a little riskier dealing with students, but if I can find a good price on a place I think the location would get great rent. Thoughts on good areas or advice dealing with co-signers or unexpected problems that will arise? Thanks everyone
