Just curious on how other people are evaluating multifamily units. I look at expenses to be less than 50% of income (NOI). My goal is a minimum of $250.00 per unit. Example an 8-unit will generate a minimum of $2000 per month.

On the larger number of units does the ratio decrease due to the scaling effect the per unit is less.  

I'm looking to move to larger number of units.
