Buying a vacation property.

I am interested in buying a vacation home on Tilghman Island Md. To do so I will have to sell 10 acres of raw land I currently own which has increased in value in the past 20 yrs. I'm wondering if the vacation home on Tilghman Island Md. is a good move and will appreciate substantially in the next 20 yrs.,(this would be an in town home no water views) maybe more than my land will, plus provide me with a vacation home. Anyone know the market forcast for Tilghman Island Md.?

Ps. Will it become a future Nantucket?
