Tenant Wants to Break Lease

Long story short I have a tenant who informed me he had a dispute with spouse and he can no longer live in the apartment. We have a 1 year lease in place, we are in month 3. He has asked that his name come off the lease and his spouse name rename that way he doesn't have to move his daughter. I am not comfortable with allowing that as her income may not satisfy my formula for affordability on her end. He mentioned she would like to move a roommate in, but who knows how and when that would take place Rent is due June 1. I also have $1000 security deposit from tenant. If needed I am sure that I could find qualified tenants on my own in a faulty timely manner. What are my options? Multi is in Massachusetts. (01907) Thanks
