Especially in Chicago What are some common types lease addendums?

Hello BP Community!

I'll be renting my apartment in a few days and I want to have a tight lease for obvious reasons and to take more stress off of me whenever possible. I found a good example by the Chicago Association of Realtors. However, I wanted to know...Do you all ever add addendum's to the lease, if so, what kinds of addendum's do you think it is a good idea to add?

I'd appreciate any suggestions!

@Sam Amir Why would damage to the garage be treated any differently than damage to a washing machine? You break it, you buy it.

@Art Maydan you're right, I misunderstood the meaning of "dwelling unit". Thanks for pointing that out. My lease did not have any specific information on garages which I thought meant it wasn't covered.

And just an FYI for anyone else who doesn't know the definition of dwelling unit...“Dwelling unit” means a structure or the part of a structure that is used as a home, residence or sleeping place by one or more persons who maintain a household, together with the common areas, land and appurtenant buildings thereto, and all housing services, privileges, furnishings and facilities supplied in connection with the use or occupancy thereof, including garage and parking facilities."

Agreed with @Jesse M. I have garages on my property so I've added that the tenant is liable for any damage they do to the garage as an addendum. Be careful though, laws are weird around that.

Not specific to Chicago, but one of the most important addendums for me is about clogged toilets/drains. I state that the tenant is responsible for clearing any and all clogs and I give a list of prohibited items to flush. I also state that tenants are responsible for changing their own light bulbs.
