Move in Day--Tenant slaps dog on video :D

Today was move-in day for one of my tenants. 

They decided to bring their dog and pay the pet fee and pet deposit. They were "shocked" about having to pay so much for the deposit, but went ahead with it anyways.

We signed the lease, and moved on to the video walk through I do with every tenant on move in day (to go along with their condition checklist.) I get them to walk through with  me and verbalize that the house is in good condition.

We were in the 2nd bedroom, and I started smelling something. I was nervous, thinking a cat had broken into the house at some point and used the restroom before our lease signing... We went to the 3rd bedroom, and lo and behold, a steaming pile of poop from her dog in the room. 

ON VIDEO...the tenant bends down, stares at the dog (Princess), and smacks her...she did it ON VIDEO. So I'm sure when she moves out and I look at the property condition video, I will have another good laugh.

After this incident, she didn't mention the pet deposit once more. (HA) 

P.S. I got in my car to leave, and saw Princess racing across the street, and the tenant chasing her. I just really hope the property gets taken care of.

Oh yes. I wouldn't call it abuse...she was reprimanding it for doing that, but we will be inspecting the house very frequently. Good to hear from ya Mindy! I'll  be sure to ask you my legal questions about 1031 exchanges :D (From your statement on podcast) Haha @Mindy Jensen
