Cash For Keys Template

Good Morning all,

Does any one have any templates that they have used to do a cash for keys offer to a tenant?

Just wanted to double check before I recreated the wheel.

I have a tenant that Im looking to remove by the 15th of this month and wanted to make the transition as effective as possible so I wanted to lean on the wealth of knowledge from my fellow investors. Thanks for the responses in advance.

Cash for keys is last resort, each situation is different,, I use a mutual lease termination and on that form I put if the apartment is left in broom clean condition and all personal property is removed by XXX at 12 noon or before,  I will give you cash amount of $xxx.xx .  I show up with new locks,, and cash,, I have a check written out to them they sign over the check to me (so I have that copy for my records) and I hand over the cash.. on the form they sign I put no further claims against the landlord / Management and management has no further claims against tenant. and money was received.

Not sure what your situation is but I rarely do this,, ususally it's a down to the facts. listed XXX. you are in violation of your lease agreement due to ............. and I will file for eviction for cause. on XXX date at 12 noon. if you do not agree to vacate by XXX date, be aware a eviction action will stay on your housing record for many years and may affect your ability to get housing in the future.  Sign and return this form within 24 hours.
