Animal liability excluded

I just found out that the insurance company with the landlord policy I was going to start on now excludes all animal liability. Right now, the vacant house is still on builder's risk insurance, so I haven't gone over to the new policy yet.

Has anyone else dealt with this problem? Most of the applicants seem to have at least one dog. I've been saying to applicants that a small dog is okay, but they bite too sometimes.

Have you checked with your state insurance controller/commissioner? It's my understanding some states have laws limiting landlord liability for a tenant's pets, which may be why it's not offered on your policy. I would also check with other carriers as well.
