How to end MTM tenants?

Recently acquired a property in NJ that has MTM tenants. Would like to remove them. Any recommendations on best course of action?

Start with proper notice.. so prior to the first of the month you give Written notice of NON-Renewal of Lease Agreement / Notice to Vacate.. all in one letter to the tenant.. mail a copy and post a copy in envelope on door tape it over the lock so you know it was taken off to get in apartment..

IF your planning on this, to get done ASAP.. give it out tomorrow or earlier the better.. so lease would end July 31, 2017.   In letter state what else may happen,, your giving back full security deposit.. (nice touch) if unit is left broom clean and all personal property removed. Be prepared to have people that won't move and you may have to file eviction action. You can offer Cash for Keys,, if you have some stragglers.. but in all honesty 30 day notice is all that's legally required but in another sense if they have really no intentions of moving probably aren't prepared and may have not saved up for a deposit at a new location besides your rent coming up.. Things all depend on how bad and how fast you want building emptied.. I have heard of new owners offering $$$ equal to 2 months rent relocation fee to people out in XXX days.. 

So as long as you give proper notice of non-renewal, notice to vacate as required you are within your legal rights.. legal costs to evict due to not vacating with proper notice is going to cost you $$ plus extra days they are in unit until court action / sheriff comes and kicks them out.
