Long term tenant, late
My tenant of 4 years is late this month. She told me she would pay rent on the 23rd, no rent. Then she said she would pay today, no rent. She said she is out of town caring for sick family. She has not done this before but now she will owe two months rent. What would you do?

Z, sorry to hear that this is happening to you and especially that it's happening with a long-term tenant. I own a rental property portfolio and having one of my long-term tenants do this would be terrible. However I would disregard the fact that they are a long-term tenant and I would put in the pay or quit as soon as possible. are you currently managing the property yourself or do you have a property management company in place? This is why I love having a property management company because they can play the bad guy in this scenario and it doesn't make me look bad I have to run my business and this is my property.
