Apartments as rental properties

Hello,

I am debating between buying a condo, an apartment, or multi-family property for my next real estate investment. I can buy the apartment on my own, and it would have decent cash flow. If I were to try to buy a condo or a multi family property I would need to have a co-investor. 

I am in the Portland, OR area so prices are sky high, but apartments in the city are selling for around 140-200k. I would have decent cash flow on the property, but I haven't really seen much written about apartments as rentals. Does anyone have some experience in this area?
