Raising Rent payment

Hello, I am trying to raise rent on my property, My current rate is $200 below market rate. This is the third year and the first time I am raising the rent. I will eventually raise it to match market rate, but I do not want to shock them at once. My goal is to raise the rent slowly. I am trying to see how much I should start with. These are my options. $50, $75 or $100. Any input will be appreciated.
