How to list my first rental?

I'm renting out one side of a duplex and I'm unsure of how to word the ad online. It's a 3 bed 1 bath (1,300 sq ft) and one of the bedrooms is smaller (fits a twin size bed). One of our friends is currently living in one of the rooms and I was going to try to rent out the other two. Should I list as a 2 bedroom or a 1 bed + office? Something along the lines of "1 bed + office available in a spacious 2/3 bedroom apartment". Thoughts?

Hey @Michael Zack I would list it as "2 bedrooms available," in a three bedroom home with one current renter inside. 

OR

Looking for established renters to fill two bedrooms in a three bedroom house that has one current renter. The rooms are clean, vacant and available as soon as possible. The lease will reflect the room and terms that are agreed upon.
