Always when I am out of town .

Went to Hershey Park this weekend , beautiful weather  spent the day at the park , had a nice dinner and stayed at a nice hotel . We were exhausted , ran the kids hard . Thought I could sleep in on Sunday morning  ....................Until the phone rang at 7:15 am ............  " This is Steve , a tree fell on the house "     I am half asleep and I am like What ?   " a tree fell on the roof"   I ask is anybody hurt , and hows the building . Well the guy is old , I tell him I will be there in about 2 hours .   I get there  straight from Hershey park , I look and tree is leaning against the roof , large 14 foot log on the roof . I take wife and kids home and head back with chainsaw , ladder and tractor/loader.  Three hours later , all cleaned up , 2 shingles replaced , and luckly no major damage .     

If it isnt broke , it isnt mine

Not only when you are out of town...but always on a Sunday. My property must have an arrangement with the local plumbers union that any leaks or boiler explosions will happen on Sunday.
