What to know about NJ green card inspection?

Question

My current card was issued in 2012..  almost 5 years..   when will they come?  What is the whole process?    IS there a checklist they need to inspect, so i can fix it?  Thanks.

I just had two green card inspections in June on two of my fourplexes in Union County.  One was a recent purchase and the latest owner didn't maintain it that well so I had a few items come up in one inspection that needed repair.  Nothing major at all but just a list of about 5-6 items that needed to be remedied.  The inspectors that i've encountered (i've had two inspections on my longest held fourplex and one on my newest) have been very courteous, informative, and straight forward about what they are looking for.  For the most part they are looking at safety issues such as making sure all fire/smoke alarms and carbon monoxide detectors are functioning and interconnected where if one goes off so do the rest.  Some other items they'll look for will be rusting railings, fire escapes and other metal work throughtout the property.  Functioning appliances, faucets all work, any flaking paint, any exposed spackle that hasn't been painted, and making sure all common area lights are working.  They'll also make sure all gutter leaders are connected, sidewalks and outdoor stairs are in good condition.  They'll send you a documented list of all the items, you pay a fee online for the inspection and they'll give you an approximate re-inspection date but typically its supposed to be 60 days or so but they take longer to come back (in my experience they have so many of these to do it will be a while before they come back).

Hi @Etahn Smith, I am waiting on mine as well. I received a letter in April alerting me to my impending inspection. I have spoken to my buddy, another landlord of multiple buildings, he informed me that there is a few months delay between the letter and them calling to schedule the inspection. He told me that they will do a walkthrough- inform you of the problems, in writing. You have 6 months to make the repairs.

Dear fellow bigger pockets investors,  I am purchasing a 3-unit multiple family in Union County, NJ.  The current owner didn't pass the green card inspection but they don't have time to fix them before closing. Does anyone know 1). where can I find out what's the violations?   2). How can I ensure that the seller will take care of the violations and pass the re-inspection after closing? Thanks a lot! Jimmy

Had my first done today on my 4-plex. All good, but a lot of renovation work done.

I was super nervous because I have the old owners paperwork and he did not do to well in the past, to put it kindly.

I stressed about this way too much... but glad I was prepared.

5 unit should be coming due in a month or so...

In in my experience it can be anything from just checking the smoke detectors to a fine-tooth comb. A recent one had a trainee along and left no stone unturned. They made me put a handrail on a basement hatch. I've never had one check the gutters, appliances & faucets though.

I think its 1 and 2 are exempt.  3 and up need green card.  3 is exempt if owner occupied (not 100% sure on the 3 fam exemption)
