Anyone have an opinion on a buy and hold strategy in Newton, NJ? I know they have decent restaurants and the local theater is making a comeback. How is it for buy and hold?

I am new and planning on getting into the real estate industry, and I live in Newton NJ. I agree with the previous replies to a point, tough town, high taxes, questionable board and police, BUT there is a company in town that keeps expanding and is bringing jobs into the area on a potential big scale (a few years back and maybe huge going forward).  There is city water and sewer which is a plus in my book also. The area needs a little help in my eyes, some questionable areas and people, same as anywhere else to me. I would be interested in what you are thinking and might be of help.
