Real Estate Agent Fee on Commercial Property

I am new to the forum and just had a quick question.

My family is renting out one of our commercial buildings through a real estate agent. The agent listed the property for $700 on MLS. We had a lease on the property under a week. The agent now wants 6% of the sales for our lease. The real estate company is not managing the property. This is a one time transacton. It seems awfully high to me. I assumed the agent's commission was going to be based on the monthly rental of our property....$3000.
