What property managers look for in a plumbing contractor

Question

I am starting a plumbing company and am looking for feedback. as a property manager, or if you know a property manager or how they think, what are you/they looking for in a plumbing contractor?

Any traits, such as fast response time, with as close to a detailed answer as possible (2 hour response time) would be very helpful. In the words of Mahatma Gandi "Be the change you want to see in the world" so I am hoping if I can get honest feedback on what is annoying property managers about their plumbers, I can be that change and provide quality service.

@Christine Swaidan thank you for the insight. Being clean is one of the things that I learned early on in my career - after being yelled at by my boss, who was yelled at by a client. 10 years later, and not a single mess left anywhere.

@Wesley W. thank you for the up vote! And the vote of confidence! That's what I am hoping for. Abraham Lincoln was once asked "if you had 1 hour to cut down a tree, how would you do it?" He replied "I would spend 55 minutes sharpening the axe". That's what I am trying to accomplish, laying a good base so I don't have to worry about my phone ringing.

@Cody Hyman I commend you for your proactive approach to your business.  You will have a line of clients a mile long in no time.  Reputation is everything; real estate is a relationship business.

As a property owner I have been through a few plumbers. The most important factor for me was finding someone who would cover emergencies at off hours (for multi family properties). I had a couple instances where plumber showed up, turned off water to building and I had twenty units waking up to no water. Some things can't be avoided but at least once when this happened it should have been fixed when they came the first time. Second factor is being neat and tidy on the job. I found I couldn't live with the guy who would leave his mess behind for manager to clean up and damaged some carpet while he was doing a repair because he didn't use a drop cloth.  I discussed this with current company that I use and so far so good (18 months and counting).
