Help analyzing rental property. Yes or No?

Experienced rental properties investors! Please help me to analyze correctly and Not make a big mistake.  Calculator shows negative numbers.  Not sure how.  Thank you.

Condo price - 70K (paying cash)

HOA-$254

Annual Tax - $1,000

Location: Dallas, TX (Richardson ISD)

First, thank you all for taking time to reply.  I am in need of your expertise as I am a newbie (lost my sleep over it) .

1. that building doesn't allow loans, cash only.

2. I used BP calculator, not sure what went wrong, then used another calculator online, and it shows result as a great investment.

My concerns: No previous rental data on MLS for that unit, current tenant is occupying only upstairs part of the unit (with no kitchen, has his own fridge), As per seller's agent paying $500 and said he may leave at request.  No lease.  just month to month cash to owner.  Lower level is empty now.  As per seller's agent, lower level person was paying $750. No way to verify that.  very strange. :(On the market for 39 days, near Richaland college.

I cannot see a negative number on this paying cash.

HOA $254 and Annual Taxes $1000 and say $500 insurance  expenses 1754 which is roughly $150 per month.  $980 rent less 10% management fee.  gives a $880 per month.  Figure a $100 month for repair and 85%   occupancy rate.    780 X 12 months X 85%=  $8500 yearly income on $70K investment looks good.

My question is the same as other poster why not leverage.  A $42K loan will give you a better cash on cash return.  Should be able to get a super cheap 15 year loan on a 60% loan.

That way you can buy two.

You’re buying it outright to rent it? Why not leverage?
