I have a commercial tenant that is locked in until July 2018 , however I’m not sure they will renew or I’ll want them to renew . That being said what specifics should I be looking at when screening a business ? Profit loss sheet ? What if their a new business ? What’s a ideal business tenant look like ?
I can't say much, but a friend moved his business recently and was able to negotiate a lower lease amount for a longer term because he'd been in business for 13 years. So, maybe don't let newbies sign a 5-yr lease? Though note, that his lease allows him a lower amount for the 1st 3 yrs, then a higher amount for the last 2, so that's an option as well.
