Security System on Rentals -- Yay or Nay ?

Question

Hey Guys ....

One of my vacant properties had its Furnace & HVAC units taken, along with caving in the sliding glass door, etc....  Had to file an insurance claim as the damage itself was quite a bit.

My question ... Do any of your guys use any type of Security Systems for your properties?  ADT?  Brinks?  Wondering if they have deals for multiple properties (maybe $20/month, etc....)

Any thoughts or suggestions would certainly be appreciated!

I had two attempted break ins on one of my rentals.  The tenant is a single mother of 2.  I have offered to install a security system and lower her rent an amount equal to the cost of the service.

I'm currently researching alarm services for rentals, but would love to hear what others have done.

I've never gone the security system route. Though, I know of some investors who have just put a security sign in the yard or even a camera (for vacant properties). I think having dogs are one of the best security systems around   :D

Fake ADT stickers or IP cameras. IP cams are spendy though. Good ones cost like $500 and you need internet at hosting.

I started offering free internet on my properties and all tenants seems to love the idea,my next move will be security system on all properties.Just because not many are doing it doesn't mean is not a good idea.

I got to the conclusion that you get more positive than negatives from going with a system.

You can go for as little as $14-25 a month which a good tenant will gladly pay for peace of mind,so just add the cost to the rent.
I have a nice renovated property in a not so nice area of the neighborhood,at showing most people love the apt but not the area and that is where the security system comes in handy.
My advise is to go for it as long as the monthly plus maintenance doesn't become a burden to your cash flow

Couple years ago on a rehab we were having trouble with vandals.

We put in both covert and overt video recording devices and let the neighborhood know.

The trouble stopped;  although the vandals would march by and give the finger to the overt camera.

Lots of theft in my area. Haven't ever tried the homesecurity route. Most of the time the security company wouldn't get there until way after the guys have left. 
I have had some luck in having a security system installed for tenants. U can usually get a free system if your tenants agree to pay for it for a certain amount of time.
