Has anyone out there been part of the creation of a landlord association? A group of people in my location are looking to do just that and could use any advice, tips, strategies, etc.

Love the sound of something like that. But what exactly would the association do?
I've always wanted to share my bad tenants so even the ones that I didn't evict, if they were bad tenants and trashed the place, I would love to be able to put that out there somewhere for other landlords and see their bad tenants as well.
Aside from that, contractor references maybe? That would be good.
Or even possibly hiring maintenance staff that could be shared by the members?
I do like the sound of a landlord association as you can tell. But I'm still not sure what it would actually do - even if I have a bunch of ideas of what I'd like one to do. :-)

That's exactly what we're figuring out now. :) So far, we envision: being a resource for new landlords with knowledge about state and local laws/processes and being a source of sample forms; advocating for landlords with the state and local governments; maintaining a database of trusted contractors; keeping up to date on and informing local landlords of changes in laws; provide education and training on best practices; support other landlords; share ideas; and provide opportunities for networking.
