Outsourcing CHA Inspections / Capacity Overflow

Morning All,

Our portfolio under management is made up of roughly 57% CHA tenants (Section 8) and with that comes the task of annual CHA inspections.  Some are easier inspections than others but some turn into larger projects (this can be prevented with better screening in leasing but we inherit bad tenants or poorly ran previous property manager problems often).  Then sometimes the inspector comes during hour 1 of the 4-hour window but then sometimes the inspector doesn't show up to hour 5 and you have no choice to wait.  A lot of manpower is lost.

As we approach our busy section 8 season (for us April - July) I am looking for better ways (more affordable and efficient options to the investors bottom line) to plan for and execute the workload which may include hiring someone that has section 8 experience to handle our CHA inspections(and associated maintenance work) or a company that we can outsource when the weeks get slammed with inspections.

If anyone knows a company in Chicago that any parts of the process can be outsourced to or anyone looking for a part-full time job with CHA history I would love to be introduced.

Thanks All,

@Mark Ainley This sounds like great advice, thanks Mark! I will keep having my contractor or handyman go to the inspections.
