Hot market, low prices

Most people seem to say that the RE market is hot right now. I usually only watch multi-family units. Mostly duplexes. There aren't any large units, 10 units and up around these parts, I'm in small towns. The ones I see sell are selling/listing for $10,000 less than they sold for in 2000-2007. Just wondering if this is what others are seeing too.
