Sub dividing a property

I saw a two individual houses on a single huge lot  in LA County. They both have their own house numbers. Currently it is being sold as a one single lot. 

Two questions:

Can we sub divide the property into two houses ? 

Does this exercise makes sense, if I want to sell the property individually? May be it depends how the properties are located from the privacy and convenience aspect for two different owners?

Please advise.

Yes - it makes sense and can be done. Though before doing so I would talk to someone in that area who has done it as to get an idea of how the local zoning office works - some zoning people are a pain to deal with. 

I've seen properties subdivided and the road (which was private) became a public road and all trees lining the road were cut down by the city. 

Not knowing the scenario of the street/driveway access it would be best to speak directly with the zoning office and/or a land use attorney.
