Some questions about landlord rights

Hello,

So I wanted to know what exactly I can ask for the tenants to pay for as for as maintenance is concerned. I would like to have them pay for gardening, pool maintenance, and plumbing. Is there any issues I may face if I ask of this or am I entitled to add this to the contract so long as they agree to it? Please advise thanks!

    I believe you can make your tenants responsible for any and all upkeep of the property you rent to them as long as you spell it out in the lease. The reason most landlords do not is because tenants have no incentive to do a good job of maintenance because they do not own the property. Why spend your money to preserve someone elses’ property? A lot of landlords routinely change furnace filters and drive by to make sure the lawn is being mowed. You may be better off charging more rent and covering the pool maintenance yourself, then you know you wont have a green swamp on your hands.
