How to vett a grad student applicant?

I have interest from a pair of soon to be college grads, one with a NYC job and the other going to Rutgers Law. I've tightened my game since the last time I rented to students, and I'm not sure how to go on this. With short credit history for both and no income for one, do I need co-signers? I usually try and avoid that. FWIW my experience with students has been fine, they were good kids, I think most attending NYU not the local CC.
