Hidden Return On Investment

Good Morning BP!

I'm sure many of you have already listened to the BP Podcast Show #276. An interesting topic that was brought up during the show was the concept of "Hidden ROI". Bryce mentioned replacing the old shared heating with newer electric heating that was divided to the tenants. This saved him $3000 every year. I was wondering if any of you have good examples concerning Hidden ROI. Please feel free to share ways that you were able to save money and increase your returns without having to increase rent. This could be helpful to many people on their own individual properties.
