Re-screen existing tenant before lease renew

Hi all,I have a tenant who has paid late a couple of times this last year. They have, however, paid the late fees without complaint, and have not been more than 7 days late. They have requested a lease renewal when theirs terminates.

I was considering it only if they re-apply for background checks, credit checks, and validation of income. 

What would others do?

In the new lease raise late fees and if market allows rents. The tenant is a higher risk when paying late and probably is small mishap from a financial collapse
