Best Maintenance Program (software) for Vacation Properties

Hi All,

I own a small vacation property managment company in Virgin Gorda, BVI.  I have 12 vacation rentals I manage.  I am looking to find maintenance schedule/program for my villas.  Something that will track and notify me when items needs to be done on a timeline, ie: monthly/quarterly/annually basis.    Also, keep notes for items we order for each villa and notes like paint colors used...almost like a villa diary.

I would love something that could generate reports as well and is customizable for each villa I have.   Does anyone have any reccomendations for a software that would assist with this project they have used?
