Advice on building up a System/technique for self prop mgmt

Hi BP experts and PMs,

I am in the process of trying to close on a Rental duplex in Tampa ,Florida. I heard that self managing the rentals for a while helps build experience and truly understand what PM's face ,but I have no experience .I was hoping to use different services for the basic tenant management tasks ; I was wondering if anyone has any advice on the following:

1>Rent collections - I am hoping there are services that can help me collect rent, call the tenant if late to remind them ,take some basic calls from them regarding rent collection . I dont want the tenant to feel like they are paying an individual (me) .I would be nice if they also generated a report.

2>I want to use a 24/7 service to be available to take service calls from tenant via a 1-800 number and log a ticket. I want to pre-discuss with the ticketing service to call me immediately depending on the severity of the problem.

Are there services that will do the above services ?
