Removing a tenant from lease

I have 2 tenants, a boyfriend and girlfriend, on a lease in Maryland. They're having problems and the girlfriend wants to remove the boyfriend from the lease. She qualifies on her own. I assume I can have them both sign an early termination of the current lease and have her sign a new lease? Does anyone see any potential problems with this? Or any further steps I need to take?

Thank you for any suggestions, I'm always so impressed by the wealth of information on these forums.
