I'm in contract for my first property and wanted to get a good grasp of what's needed for landlord insurance on rental properties.

Damage / Fire / Other Coverage?
Coverage for Tenants Property (or require renters insurance)
Lost Rents?
Replacement vs Repairs?

What insurance policy do you use, and would you recommend them?
