Guy came with his son and GF and filled-up rental application. Guys salary is 3X rental but GF is only 2x. Credit score for each is 600+. My fear is if they break-up then GF can't afford rent by herself.

What should I do?

All tenants are jointly and severally liable for the rent. Even if he moves, he still has to pay until she moves too. I'd collect last month's rent in addition to first and security in this situation.
