Tips & Tricks for Negotiating a Property Management Contract

I have always self-managed, but now that I am taking on a larger multi-family at a distance I am strongly considering property management.  I think I have negotiated good management and leasing fees.  And no markups on maintenance/repairs.  What other specific items should I be aware of?  Any gotchas you learned for those who have used property management that you wished you negotiated into the contract?
