I came across a property that is already approved for section 8 and has a tenent in place. I don't have any experience with Section 8 and wanted to know if anyone and wanted to know how it went? Any advice?

Don’t be afraid of section 8. There are plenty of posts and info about it on BP. I have several units in the program and haven’t had big issues. Biggest plus? The government puts the money in my account like clockwork the first day of the month. Do your homework but don’t avoid it as a category. PS. I got into it as a newbie on my first property because everyone that inquired asked if I took it. So I made some phone calls and got started.
