Staying past a lease

The lease agreement for the property my business operates on is up at the end of the month and we are in the process of buying a property to move to. I’m hoping the landlord will allow us to just pay for the next month while we wait on closing and moving our equipment and inventory over, but I’m curious what they can legally do to make us vacate should they become unhappy with the situation. 

I’ve read in some states that acceptance of the rent automatically renews the lease, is Texas one of those states?

Has either party given a 30 day notice to terminate the lease? Most leases go month to month unless one party gives notice
