Property Management Software???

Question

Can someone please help me with finding the best Property Management Software for us. 
We own properties and serve as landlords/Property Managers for Clients.

Overwhelmed!! Sooooo many to choose from!!! We own 10 properties and manage 15 (wanting to grow that number) - Can someone tell me which would work best for this start up company? We definitely want it to spit out a QB file for our accountant... and easy to use.

People use online software because it is backed up on servers off-site and can be used from any computer anywhere in the world.  This is worth something.  You can also use software on your computer and use a remote access program.

Wow! The prices of the online software are very high. Why would anyone need it to be online? Why not just buy an inexpensive program that keeps track of your tenants and their bills?

I used TenantPro for 50 units and didnt like it much.  It is really set up for a PM company and is over complicated if you own all of the property.  I am going to buy a bunch more units soon and think I will have to break down and spend the money for YARDI.

I have been using Buildium and I like it so far. They have 15 days trial if you want to give them a shot.

my brokerage mangages about 85 properties and we use TenantPro, it has been a great software for our size operation.
