Tips to calculate rental

I would like tips on what goes into calculating cash flow, cap rates and expenses with a rental property. I want to get a good understanding of how to do it myself. So let's say a duplex that cost 115,000 and i do a fha loan and put 5 percent down. And the other side rents 700. And the property management will be done by me. How do I calculate the expenses?
