Fireplace Renovation Advice

I'm renovating one of the units in a 3 - unit property and not sure what to do with the fireplace. I was wondering what other investors do with their fireplaces? Make it only decorative? Instal gas fireplace? The unit will be a rental eventually, so I would like to reduce liability.

A picture of the demolished fireplace is attached. Any design/functional suggestions would be much appreciated!
