Seeking Maintenance Software for Vacation Properties

I'm looking for a Property Maintenance Software  that can track, organize and schedule the maintenance needed for 12 different vacation rental properties/Villas.   Does anyone have any recommendations?

We already have a reservation management software we use and like, but it doesn't cover maintenance.   Kind of a diary for each villa that can set reminders "to do" certain tasks based on a quarterly, semi-annual and annual basis....does this exist.  I've been looking everywhere but can't find anyting that will work for our needs.
