I’m in Virginia, but this is not a locale specific process.  Don’t over complicate it.  As long as both parties agree, the HA shouldn’t have a hard time with it. Just write up a piece of paper that identifies your key lease components (parties, address, term) and say both parties agree to a mutual lease termination as of ?/?/??.  State that all other lease terms remain intact.  That way in the event you have a penalty for holding over you can enforce that if she/he doesn’t get out in time.  I would also include a hold harmless statement (as given to you by your attorney). After she/he moves out, follow your state guideline for deposit dispensation, the deadline of which is likly triggered by the latter of the tenant moving out or the lease ending date.  You don’t have to address that in the mutual termination.  That’s just a reminder to ensure you follow the state law since usually a mutual termination is a result of some tension between landlord and tenant. That may not be remotely the case.  Just throwing that in.
