Own out of state rental

I own an out of state single family that I am managing myself. I've owned it less than a year and it's my first property. Once the lease is up, any ideas on who I can get to do the showings to potential applicants rather than paying an agent the first months rent? I thought about self-showings but would still need someone to do a final walk through. Thanks in advance.

@Christine Hunt. Put it with a REALTOR to get leased. They will help with Tenant Screening, Deposits, Lease origination, and Signing.

You can then re-assume Self Management.
