How to get multiple occupants in 3 BR house near campus

Thinking of buying a 3br 2 bath single family home in multi family zone near our local college campus. Thinking it may be dIfficult to get 3 strangers to rent the 3 bedrooms together. Any thoughts on this appreciated.
