Finding Decent Tenants in Trenton, NJ

Hi BP!,

I wanted to ask if anyone has decent tenants in Trenton, NJ. I'm trying to fill a vacancy in North Trenton but I can't seem to find anyone half decent. Prospective tenants are asked to fill out an $45 application fee which covers the credit/background check. Most won't get to that point and the ones that do have criminal records and bad credit. Am I fishing in a poisoned lake? Has anyone had success in this area? Past tenants have been utter nightmares and I'm trying to avoid that this go round.
