hardwood vs laminate

I am preparing a rental. Pulled up the old carpet and there are hardwood floors. I've carpeted the bedrooms but the living room and hall i am debating about refinishing the hardwood or putting down laminate floors on top of them. The hardwood floors are in good shape but i don't know if  it is better to cover them or refinish them because of the lack of care by a tenant.

@James Mitchell what are the expected rents? If it's a high end rental, I'd refinish the floors. Anything else, if the floors are in decent shape, I wouldn't spend money and leave them as they are. Dont over-renovate for a rental, it's an all to common mistake
