Renting to group of students

Hi. After taking all the advice from the forums here, I was able to find my first great tenant. Their lease is up soon and they will not renew, so I have started screening for new tenants.

A group of 3 potential tenants- students who work want to apply. In this case, how do I handle this? I know I will ask for applications and background checks from all 3 (charging all 3 appliction fees).]

In this case, should the financial criteria for screening a tenant be split by 3?

How would the lease differ from renting to a family?

This seems so much more difficult than renting to a family...any advice or where to start would be appreciated. I would much rather not have to rent to roommates, but I want to keep my applicant pool larger. Thanks!
