NJ state green card registration

Hello All,

I am currently looking at a property in New Jersey. The seller has owned it for 30 years.  It is 1 commercial space and 3 apartments.  I asked him if he had a current green card. He said it’s not necessary because it’s considered commercial and commercial inspected by township.

Does anyone have experience with this?

I have a neighboring building which is set up the same way. The owner is a lawyer who believes he has gamed the system by claiming much the same thing. But he knows he is 100% in violation- as is the owner of the building you are looking to buy.

He should be registered with the NJ Dept of Community Affairs and subject to the 5 year inspections.

My neighbor's would be shut down in a heart beat. In this town you can't build downtown without the 1st floor being commercial- would be a huge loophole if it were true- which it isn't.
