Tenant requests after deposit received

Mike Abbate
Posted

First, thanks to all of the BiggerPockets members for answering my questions along my journey of investing and becoming a landlord for the first time.

I currently have a tenant set to move in on the 30th. This is a well qualified tenant who I waived the pet fee and application fee to have move in.

After the walk through and after signing the lease agreement and being given the deposit, the tenant has asked for a series of small repairs. This includes having a foot long tear in the screen repaired ( was present on walkthrough) and also a few small screw holes in the wall repaired and painted.

Last week the tenant asked tor a professional steam clean on an already very clean carpet.

My question is, do I continue to honor these requests despite the flaws being present when the lease was signed? At what point do I draw the line?

This property is in overall great shape. It is clean and has almost every aspect updated. Located in a B class neighborhood.

Thanks in advance!

Mike

Replied

I respond to most tenant requests with the reply that I will take a look next time I am at the property. Other that emergencies I do all repairs on my schedule. The screen and small holes are minor and I would have no issue addressing. I would replace the screen and touch up the holes and spot paint  myself. I would not repaint a entire wall. As for the rugs I would simply explain that they were already done and if they want it done again it will be at their expense.
