Tenant Backfill Application Process (Michigan)

Are you able to process applications for tenant backfill prior to your tenant moving out. Tenant has given a verbal intent to vacate in March. Can I start advertising and take in applications while they are currently residing at the property?

As of now you can but I know alot of cities and counties have discussed banning application fees because the amount of tenants particularly of low income complaining about the fees associated with moving and not getting accepted. I personally try to prescreen so we are not taking too many application fees as 40 bucks a pop could be difficult to pay more than a few times. I would make sure you can have place available by the date you tell prospective tenants.
